17 New Wakefield Street (also known as Wakefield Street Tower) is a new skyscraper apartment building in Manchester, England adjacent to Oxford Road. As of November 2011, the skyscraper is under active construction and is due for completion sometime in 2012. The skyscraper is adjacent to Oxford Road railway station and overlooks Oxford Road.

Upon completion, the skyscraper will be 109m becoming the fourth tallest structure in Manchester (after City Tower which is 123m with spire) and the third tallest building.[5]

Background

Proposals

A number of development schemes were proposed for the site, no less than four in as many years for the site.[6] Plans for a new 65 metre residential tower were proposed in 2006 featuring a design not too dissimilar from the tower that was built.[7] However, despite planning approval, this plan failed to materialise. In December 2009, the project was revived with a new proposal for a 106 metre residential tower.[6]

A planning application was filed in early 2010[8], planning consent for the skyscraper was granted approximately six months later in July 2010.[9] Construction work swiftly began just weeks after consent was gained.[5]

Architecture

17 New Wakefield Street is a residential development of high rise flats aimed at young people and students. At 109m high, upon completion, it will become the tallest, purpose built student accommodation in the world.[10] It will become the third tallest building in Manchester by roof height and the 34th tallest nationally. The height of Wakefield Street will be accentuated slightly to the passer by below, due to its position on a small hill.[6]

The project will see 525 bedrooms in four stepped towers built on an foot area of 7,000 sq ft. Plans for a car park for skyscraper residents was rejected by planners, who were concerned about the impact of such a large building within tight boundaries and a busy location.[9]
